It's a difficult life. Not waiting for marriage is no guarantee, though. My husband and I had amazing sex before marriage and a few years after (even after kids) but over the past decade it's become a dead bedroom. He is the LL and I am the HL. Seriously OP hire a lawyer quickly and quietly, move your financial assets before she takes them. Do not try to be “nice” and make “deals” with her while separating. Be polite and business-like until your affairs (ok it’s a pun) are in order and then you can be nice if you still want to.
You should probably discuss this with a lawyer – he may have tenancy rights even if he's not on the lease. If I were you, I'd break up with him and tell him he has 2 weeks to find an alternate living arrangement.
This is legally risky, but you could also put his crap in storage and change the locks when he's out of the apartment. He could try to sue you for unlawful eviction so you should weigh this option carefully with what you think he's capable of (he sounds too lazy to take that step).
